Acquisitions Manager

JOB SUMMARY:

Acquisitions are the lifeblood of our business. To fuel TOA’s continued growth, the Acquisition Manager will lead the land acquisition process by sourcing and securing new development opportunities. This is a challenging, fast paced, and highly rewarding role with significant opportunities for professional growth. As a privately held company with a nimble, entrepreneurial culture, TOA offers the Acquisition Manager daily interaction with the Partners and other key decision-makers.

RESPONSIBILITIES:

  • Identify land acquisition opportunities and proactively engage landowners.
  • Establish relationships with landowners, brokers, engineers, and attorneys.
  • Negotiate directly with landowners to secure prime development sites.
  • Conduct land valuation analysis and financial feasibility studies.
  • Draft letters of intent (LOIs) for potential deals.
  • Prepare detailed acquisition packages for Partner review.
  • Create and maintain deal proformas.
  • Track land transactions and development trends in the market.
  • Develop a deep understanding of local real estate markets across target markets.
  • Maintain internal reporting on land acquisition activity and deal status.
  • Assist in the entitlement and approval process and attend public meetings.
  • Participate in various other capacities as needed.

QUALIFICATIONS:

  • 3+ years’ experience in one or more of the following: real estate acquisitions, real estate private equity, investment sales/brokerage, real estate development, or civil engineering.
  • Bachelor’s degree.
  • Excellent negotiation and interpersonal skills.
  • Strong deal instincts and business judgment.
  • Concise communication skills- verbal and written.
  • Highly organized.
  • Highly motivated.
